These are not 12-bedroom cabins. Big Sky Lodge has 2 king suites and 3 queen rooms plus a bunk area; Funky Bear Lodge has 5 bedrooms (4 king suites + a bunk room). Both sleep 12 guests comfortably with private baths on every bedroom suite. It's the layout that large families actually want.

Most searches for a cabin that sleeps 12 in Gatlinburg are not looking for 12 tiny bedrooms. They are looking for two or three family units that can share one kitchen, one hot tub, and a movie night without splitting across hotels. Both lodges sit on the same ridge at Phoenix Landing, about 2 miles (~8 minute drive) from downtown Gatlinburg, 3 miles (~7 minutes) from the Great Smoky Mountains National Park entrance, and 12 miles (~20 minutes) from Dollywood. You can cook breakfast, send one car to the park, and still have the hot tub warm when everyone gets back.
Big Sky Lodge is the family-reunion pick. It is 4 bedrooms plus a bunk room, 6 full bathrooms, a 12-seat theater, a full game room, and the largest hot tub in the cluster (a 10-person Jacuzzi). Mt. LeConte sits in the view line from the decks. Choose this when every couple wants its own bathroom and the group will live in the theater after dinner.
Funky Bear Lodge is the celebration pick. It is 5 bedrooms and 5 bathrooms, with an 8-person hot tub, a 12-seat theater, and a game room. The finishes and layout lean more "milestone trip" than "spread-out reunion." Choose this for birthdays, bachelor or bachelorette weekends, and groups that want the extra bedroom suite.
Need 16 to 24 guests? Book both lodges together. They sit in the same community, so you get two kitchens, two theaters, two hot tubs, and eleven bathrooms without a shuttle between houses. Family reunions, youth groups, wedding parties, and multi-family vacations all book these two cabins. A typical stay is two or three related households sharing groceries, splitting a Dollywood day, and coming back to the same ridge at night. Check-in is 4:00 PM Eastern and check-out is 10:00 AM Eastern. There is a 2-night minimum most of the year, and some peak weeks (Thanksgiving, Christmas, July 4, fall color weekends) require a longer stay. Parking fits a normal group of 3 to 4 vehicles. About 20 minutes to Dollywood (12 miles) and about 7 minutes to the park entrance at Sugarlands (3 miles). Downtown Gatlinburg is about 8 minutes. That is the reason groups stay here instead of splitting between a Pigeon Forge hotel and a Gatlinburg hotel.
